Commercial & Site Work

Commercial concrete and site work across the greater Seattle area

Same crew and the same standard as our residential work, under a different set of constraints. On a commercial site the concrete has to be right and the schedule has to hold, because somebody is trying to keep a building open while we pour.

What we build

Flatwork

  • Sidewalks, curbs and gutters
  • ADA ramps and landings
  • Approaches, aprons and service pads
  • Loading and dumpster areas
  • Parking and walkway repair

Structural

  • Footings and foundations
  • Slab on grade
  • Retaining and screen walls
  • Structural steel, railings and gates
  • Framing and structural repair

Site

  • Grading and drainage
  • Waterproofing and moisture control
  • Hardscape and paver work
  • Fencing and privacy screening
  • Exterior lighting

How a commercial job runs here

You deal with Omar, the owner, from the first walk of the site to the final punch. There is no account manager between you and the crew, and the person who prices the job is the person standing on it.

  • Sequencing and phasing. Work is broken into pours that keep entrances, parking and pedestrian routes usable. Nobody loses their front door for a week.
  • Barricades and routing. Open excavations and fresh pours are barricaded and signed, and foot traffic is routed around them.
  • Cure schedules planned around your hours. Concrete sets on its own clock. We plan the pour so the cure lands where it costs you the least.
  • Everything sourced through us. Concrete, rebar, aggregate, steel and lumber all come through our suppliers, so material delays and quality are our problem, not yours.
  • Change orders in writing before the work happens. If something under the slab is not what the plans said, you hear about it the same day, with a number attached.

Recent projects

Downtown Seattle. Sidewalk, curb and ramp flatwork poured and finished around an occupied building, plus retaining and screen walls at an elevated rooftop sport court. The whole job was sequenced and barricaded so the site stayed open and safe for the public while we worked.

Buckley. Two commercial buildings on one site, taken from formed footings and slab on grade through framing, siding and finished exterior. A ground-up build with our crew on it from the first pour through handover.

Who we work with

General contractors, property managers, business owners and public agencies. We carry welding, carpentry, framing and concrete in house, which on a commercial site usually means one contract instead of four, and one crew on site instead of four schedules to coordinate.

Public works

We are registered and qualified to bid public works directly, in our own name, rather than only as a subcontractor under a general.

City and agency work is a growing part of what we do, and it is work we want. Sidewalks, curbs and ADA ramps in the public right of way, approaches and service pads, and site concrete on public buildings.

Licensed, bonded and insured

Washington contractor registration #OGCONCI799MM, bonded, with liability coverage carried. A certificate of insurance is available on request, and you can verify our registration directly with the Washington State Department of Labor & Industries before you sign anything.

On site

Recent commercial work, in the order it gets built. Streetscape flatwork poured and finished around an occupied building in Seattle. An elevated rooftop sport court with cast-in-place walls. And a ground-up commercial building, from formed footings and slab on grade through framing, siding and handover.
